Report on the impact of short-term rental markets on the neighborhoods of Athens and Thessaloniki
Another brand-new report, created by members of our project, entitled “The impact of short-term rental markets on the neighborhoods of Athens and Thessaloniki”.
This report examines the impact of tourism on the short-term rental activity and residential rent levels of the neighborhoods of Athens and Thessaloniki, through spatial and cluster analysis.
The findings indicate that in Athens, rent prices are highest in the historic center (where many Airbnb listings are concentrated), as well as in the northern and southern suburbs of the city, thus rising up the rental prices.
Meanwhile, in Thessaloniki, Airbnb listings and high rent prices, are mostly found in the central and eastern neighborhoods of the city, while the rest of the suburbs, keep the rental prices low.
Finally, policy recommendations are being documented, to reduce the negative effects of short-term rental market, while keeping its economic benefits.
